MLS


YOUR HOME WILL BE LISTED ON THE MLS!

Your home must be in the MLS to appear on websites like Zillow or Realtor.com. Those websites pull the listings from the MLS. (Zillow does allow FSBO's, but purposely undermines them.)

UNDERSTAND THE MLS SYSTEM

There are several different regional MLS organizations.

YELLOW uses the MLS of Northeast Florida.

This means if the buyer is using a Realtor and the Realtor were to do a search, your listing will only appear if they search in the Northeast Florida MLS.

YOUR LISTING WILL APPEAR IN ZILLOW, REALTOR.COM, et al.

If your objective is to get your home on websites like Zillow, the MLS choice will not be an issue. Zillow pulls their data from all MLSs.

If you wish to appear in Realtor searches in another part of the state, we will need to contact that region's MLS. Each MLS differs, but all will require an extra fee. Some may not permit outside listings. Any MLS cost will be paid to that MLS and YELLOW DOES NOT profit from this.

We’ll work with you to get your listing in front of as many buyers as possible.

THE MLS

The MLS is not one large database of homes for sale. There are many different MLSs run by the Realtor organization in a certain geographic area. By our count, there are over 30 different MLS organizations in the state of Florida. That means we must pick one MLS to enter your home.

Different MLSs have different area coverage. For example, Miami has an MLS that covers the Miami area up to West Palm, but central Florida has an MLS that stretches from Gainesville down past Sarasota.

Yes! In order for a home to appear on sites like Realtor.com or Zillow, the home must be in the MLS. Your home reaches a broad audience by listing with YELLOW.

It is possible to list your home on Zillow as a FSBO, but it has drawbacks. Your listing doesn't appear on the main search map and Realtors will contact you frequently to try to get you to list with them.

Sellers will be opening their home for strangers to visit, so it makes sense to know exactly who is visiting. If something were to happen, we will know who was in the home at what time.

The seller may have their home listed for a price above what you are qualified for and it wouldn’t make sense for either side to proceed (we do recommend sellers be open to buyers who are approved near their listing price, but this level is set at the discretion of the seller).



We’ve taken steps to verify the person is who they say they are, has a safe background, and is qualified to visit a property. We also know the time the home was entered.

Even with an agent present, no home is ever completely safe during visits. We encourage sellers to call their local law enforcement if something is amiss after a visit, and we can provide the name and time of your visitors.
