Our goal is to provide as much transparency as possible to make it easy for you to buy a home without an agent. For example:

See a home you like? On the listing page you'll see the option to "Visit Property" where you can request an appointment time. You can take a visit in-person or virtually.

MAKE AN OFFER

Easily make an offer online. The sale contracts are completed on official Florida Realtor forms, with helpful explanations along the way.

CLOSE!

An interactive closing timeline lays out what you need to do for closing and when. The title company will help with this (more on that later) and we’re always here to help, too!

There's $6,000 in fees for every $100,000 of the sale price!

In a sale, the real estate agents get 6% of the sale price. This fee is added to the price of the home - so when you buy a home, you're paying 6% more for the home just for their fees!

See a home you like? Take a visit in-person or virtually.

On the listing page for every home you'll see the option to "Visit Property" where you can request an appointment time.

IMPORTANT!
BUYERS MUST BE QUALIFIED

To visit a property, you must submit your financing preapproval and ID. You will only be able to visit the property if your preapproval is above a level set by the seller, which is usually slightly below the listing price. This is for the safety of the seller.

For example, say a seller lists their home for $200,000. They can specify that they only want buyers preapproved for $180,000 or more to visit their home.

It's easy to verify your financing with YELLOW - just upload or send your preapproval document to YELLOW and you're set!

VIRTUAL SHOWINGS

You'll use the video function on your mobile device to watch as the home seller walks through their home.

With YELLOW, you're able to see guided tours of a home using the video function on your phone.

We’ll create a video portal between you and the seller, so the seller can communicate with you as they walk through your home.

For privacy reasons for both parties, the seller will not be able to see the buyer.




LIVE (IN-PERSON) SHOWING

Buyers can safely visit a property on their or or with their agent. We've encouraged sellers to have a digital key lockbox, where visitors enter a temporary code to get access to the door key.


LIVE VIDEO TOUR WITH YELLOW AS YOUR GUIDE

Sellers can request for YELLOW to provide a guided tour of their home. If this is the case with your showing, you will use the video function on your phone to connect with YELLOW as we walk you through the home.

Your offer was accepted – that's great news! But now things get a little more complicated.

PROGRESS TRACKER

Depending on your source of funding, it could take several weeks before you are able to close and you'll have a lot of work to do in the meantime. To help, we've created a real-time progress tracker to keep you updated throughout the closing period.

Most buyers don't realize that it's the title company who does the work of the actual sale. They will be in regular communication with you throught the closing period, so you are not alone through the process. The seller chooses the title company, but buyers are able to recommend a title company they would like to use.

Is a real estate agent worth the cost?

We don't think so. Because of their fees, you’re paying 6% more for the home than you should be. That's a lot of money.

Most buyers don't realize that it's the title company who does the work of the actual sale. And the financing is handled by the mortgage company. The real estate agent simply helps you find the home and makes sure the title and mortgage companies stay on track. For this they get 6%?
